FLAT ROOF CONVERSION TO METAL
Many buildings have conventional flat roofs that fail over time. They create ponds in sagging locations that are a persistent problem for leaks. Penetrations for RTUs or vents constantly fail due to age and thermodynamic movement of the roof components. No matter how many times you send someone up to patch it, water finds another path into your building. Fix it by putting a sloped metal roof on top and shed the water off the roof immediately.
We can remove your existing metal roof and replace it with new insulation and a new metal roof system. We can go with a screw down system, or upgrade to a standing seam roof system that can come with a 25 year water tightness warrantee from the manufacturer. With the existing roof on, we only remove sections at a time that can be covered up quickly so as to minimize interruptions to your operations and exposure to the elements.
METAL OVER METAL
If you currently have a metal roof, in most cases we can install a new metal roof on top of the existing roof. By installing spacer clips, a new layer of insulation up to 6” thick can be installed to increase the building thermal efficiency. In addition, a metal over metal system does not interrupt your current operations and you can continue to use the building during construction. Don’t forget to take advantage of tax credits for adding thermal efficiency, and a daylighting system.
DON'T DO IT!!
If you have an existing metal roof, don’t be tempted to install a membrane or spray on coating over your metal roof panels. The original coating on your metal panel is a factory applied baked on coating. Any spray on system is a temporary fix that will not have the same adherence to the existing panel causing small gaps to trap moisture, accelerating the corrosion. If too much roof panel corrosion occurs, you could end up with a failure of the roof structure as the metal panels are part of the building’s structural component.
